is the single reason I succeed as a newbie Real Estate Investor. If you’re new to Real Estate and want to get into wholesaling, flipping, or rentals you NEED a mentor. You’re going to have difficult questions you need answered. If you’re as cheap as I was, you will want one who charges $0.00 for coaching. (When you use him for marketing…) I quickly found out that in Real Estate it all comes down to who you know.

My Story:

When I was 20 a coworker passed me a copy of Rich Dad Poor Dad. I read through that book faster than any book I had ever touched. I was awakened to an entirely new way of thinking. I grew up watching my middle-class parents struggle month to month. I knew that there had to be a better way. It was about this time that I stumbled upon Biggerpockets.com when looking for other books to read. I joined up and noticed that several successful members kept mentioning a man named Jerry Puckett. I worked in a call center and knew that in order to generate leads I had to contact prospects. In my 9-5 I was extremely familiar with handling direct mail leads. Naturally, it seemed like yellow letters was the place to start. What I loved about Jerry was his reputation on Biggerpockets proceeded him. He was hardly on the site yet his name popped up everywhere. I’m seriously pretty sure that he is the most reviewed member on BP.

My First Setback:

Three of us that worked together decided to go in together on a marketing campaign of 2,000 pieces. (Yes we were that broke.) I filled out the form on Jerry’s site and committed to my order. Little did I know that one of the guys I was “partnering” with didn’t like that I was only 20. He went behind my back and told the other guy they would work together. They approached me and told me to just cancel my order.

What I Did:

If I learned one thing growing up it was integrity. I had committed to something and was going to stick with it. I approached the other guy and asked if he wanted to split it with me. He agreed.

As a broke newlywed, I put $1,200 on a credit card that I couldn’t afford to pay off. I’m going to be extremely clear… If you’re in the position I was in.. You need to save up money. You need to do this right. Don’t gamble on it. My results ARE NOT typical.

What Happened:

On my first month of Direct-Mail my business partner and I got our first house under contract. We were as green as could be and simply put the home up for sale on Craigslist. (The one you see to the right) We negotiated a purchase price of $18,000 and signed a purchase and sale agreement 10 days later for $30,000. That’s right. At the age of 20, I completed my first Real Estate transaction and made a profit of $10,000.

One of the best feelings in the entire world was showing my wife that check. Turns out she believed in me all along.

I used Jerry for tens of thousands of pieces of mail in the following years.
