Duplex homes are always interesting.
We decided to try some road signs. They are relatively cheap and from what I hear, effective. They’ve been out for two days and we’ve got as many leads. One has the potential for a lease option or subject to. This one… I’m not so sure about. I would have to get it for next to nothing and put a decent amount of money into it.
The good news is the guys paid like 2k for it. We have contractors that work on these types of properties and are good about keeping them together/functioning. I refuse to slumlord.
This property is on the west side of downtown Indianapolis. It’s in a fairly heavy rental area. With some TLC this could become a cashflowing property.

What would you do with this one? I really liked the window into the other bathroom and the white bag of powder.
What ever became of this? Did you go for it?
This particular one… Was too far gone. The guy only wanted a few grand for it. But unfortunately the renovation costs were more expensive than it was worth. On top of that it was also just a few doors down from a halfway house for sex offenders. So we decided to pass.
